Notice of Commencement of Negotiations for Construction Manager At-Risk Services
Notice is hereby given of the commencement of negotiations for construction management at-risk services for Anderson Hall at Kansas State University (KSU). Anderson Hall at KSU is on both the Kansas and National Register of Historic Places. The Phase I for exterior envelope restoration provides recommendations based on IAA team’s field observations developed by completing a stone-by-stone analysis, including the selective demolition for non-contributing additions, parking and egress impacts, and a study of current conditions of Anderson Hall. Experience in historic restoration is a requirement for this project.
The scope includes limestone and mortar joint, wood window replacement, ornamental wood cornice, and site stair and ramp elements.
The project has a construction cost estimate of $31,188,228.
The construction manager at-risk will provide for each phase cost estimating, scheduling, constructability reviews and value engineering studies; procure equipment, prequalify subcontractors and take bids; review bids with the design team and owner to determine bids to accept; prepare cost estimate(s) for the un-bid portion(s); provide a guaranteed maximum price and a bond; and manage construction and track all costs for the design team and owner’s review.

To be considered, one (1) PDF file of the following should be provided: State of Kansas Professional Qualifications DCC Forms 051-054, inclusive, and information regarding similar projects. These forms may be found at https://admin.ks.gov/offices/facilities-property-management/design-construction--compliance/forms-and-documents. State of Kansas Professional Qualifications DCC Form 050 for each firm and consultant should be provided at the end of each proposal. Please include your firm name, agency abbreviation, and an abbreviated project name in the title of the PDF document. Proposals should be less than 5 Mb and follow the current State Building Advisory Commission guidelines which can be found in Part B – Chapter 2 of the Building Design and Construction Manual at https://admin.ks.gov/offices/facilities-property-management/design-construction--compliance/building-design-and-construction-manual-bdcm. Paper copies and flash drives containing copies of the proposals are not required.
Proposals received after the date and time noted below will not be forwarded to the State Building Advisory Commission for review.
